Es Portixol

Es Portixol lies to the east of Palma’s city center around a sheltered bay and a small harbor. The Mallorcan name El Portitxol roughly means “small harbor” — and that is exactly the scale that still characterizes the area today, even though the neighborhood has long been among the city’s most sought-after addresses.

Along the first sea line, low former fishermen’s houses stand next to carefully renovated townhouses and a few apartment buildings. Behind the promenade, the development becomes denser and more urban. The neighborhood remains manageable; the closeness to the water is noticeable almost everywhere, and many errands can be done on foot.

The promenade connects Portixol directly with Palma, El Molinar, and the eastern beaches. It is lively year-round and is used by walkers, runners, and cyclists. Restaurants and cafés are concentrated around the bay, while supermarkets, schools, and other everyday amenities are located in Portixol and the adjacent neighborhoods. A largely flat seaside route leads to the cathedral and the old town.

Its attractiveness also comes with practical limitations. Parking is scarce, weekends can be busy around the promenade, and truly quiet settings on the first sea line are rare. In return, Portixol offers a combination of urban proximity, open sea views, and a neighborhood scale that is exceptional in Palma.

The property supply is small and accordingly selective. Particularly sought after are renovated houses with a roof terrace or interior patio, as well as apartments with an unobstructed view over the bay. Here, quality is reflected less in large square footage than in location, light, outdoor space, and an architecture that respects the neighborhood’s original character.
