Cala Major is located on the western edge of Palma between Portopí and Sant Agustí. The neighborhood opens onto the bay and, with its sheltered sandy cove, has one of the few classic city beaches in the island capital. This creates a rare mix of everyday beach life, urban infrastructure, and immediate proximity to the center.

The townscape is heterogeneous. Apartment buildings from different decades sit alongside renovated existing properties and new residential developments. This very mix shapes Cala Major’s character: less museum-like than the old town, more lively and denser than many purely villa areas. In recent years, numerous buildings, venues, and public areas have been refurbished.

In the district and the immediate surroundings there are supermarkets, cafés, restaurants, hotels, and facilities for everyday needs. The Fundació Miró Mallorca, the Marivent Gardens, and the harbor of Cala Nova are nearby. Bus connections run regularly to Palma; by car, the center, the Paseo Marítimo, and the coastal towns in the southwest are quickly accessible.

The topography rises noticeably from the sea. In higher floors and hillside locations this often provides wide views across the bay, but it also means steeper routes. Around the beach it is livelier during the season, while just a few streets away you can find quieter residential areas.

The real estate market is primarily defined by apartments. Differences in orientation, floor level, outdoor areas, parking space, and structural condition have a strong impact on living quality. Particularly interesting are well-modernized apartments with sea views or terraces, as well as new builds that combine the central location with contemporary comfort.
